Wellen Park is one of the fastest-growing communities on Florida's Gulf Coast — but ask five people where it actually is, and you'll get three different answers. Here's the real geography, the neighborhoods, new construction, and what daily life looks like in this master-planned community.
If you've been researching new construction on Florida's Gulf Coast, you've almost certainly come across Wellen Park. It's consistently ranked among the top-selling master-planned communities in the entire country — and it also happens to be one of the most geographically confusing places to search for, because its own marketing, its mailing address, and its actual municipal boundaries don't all say the same thing.
What Is Wellen Park, Florida?
Wellen Park is an 11,000-acre master-planned community on Florida's Gulf Coast, with roughly 7,000 of those acres still undeveloped. At full build-out, the community is planned to include 22,000 homes and more than 60,000 residents. It was originally developed under the name West Villages starting in the mid-2000s, then rebranded as Wellen Park in 2020 — partly to avoid confusion with the unrelated retirement community "The Villages" near Orlando. The name itself is intentional: "wellen" means "waves" in German and "wellness" in Dutch, a nod to the community's waterfront features, from the Gulf of Mexico to Downtown Wellen's own 80-acre lake.
Wellen Park is organized into three districts — West Villages, Downtown Wellen, and Playmore — which function as locational references rather than separate developments, each home to a growing number of individual neighborhoods.
Is Wellen Park in North Port or Venice?
Here's the honest answer: it depends on the specific address. According to Wellen Park's own FAQ, the community sits west of I-75, accessible from U.S. 41/Tamiami Trail and River Road, and depending on the location within Wellen Park, it falls either within the City of North Port or unincorporated Sarasota County.
Venice enters the picture mainly through mailing address and marketing — Wellen Park's Welcome Center address is listed as Venice, FL 34293, and much of its branding leans on the Venice name for recognition. But mailing address isn't the same thing as municipal jurisdiction. If you're buying here, don't assume "Venice" on paperwork means you're inside Venice's city limits — verify the specific parcel.

New construction is really the heart of what Wellen Park offers. Sixteen different homebuilders currently develop here, including Lennar, Pulte, Mattamy Homes, Neal Communities, Toll Brothers, David Weekley Homes, and others — and home types range from single-family houses to villas, townhomes, condominiums, and carriage/coach homes. If you're buying new construction directly from a builder, you can work with their on-site sales team, or bring your own real estate agent who knows the community — buyers aren't required to use the builder's in-house representation.

New Construction in Wellen Park
Because Wellen Park is still building out roughly 7,000 undeveloped acres, new-construction opportunities here are ongoing rather than a one-time inventory. Neighborhoods like Westlake (delivering in early 2027) and Madera (selling summer 2026, as of this writing) show the pipeline is active — worth checking current availability regularly rather than assuming a snapshot of neighborhoods stays accurate for long.
Wellen Park Neighborhoods and Communities
With more than a dozen active neighborhoods, Wellen Park offers a genuinely wide range of price points and lifestyles. A few examples, based on builder-published starting prices at the time of writing (these shift, so treat them as a starting reference, not a quote):
Ashcombe offers townhomes starting in the high $200s. Boca Royale, a gated 1,000-acre community with an 18-hole golf course, starts in the mid $300s. Grand Palm ranges from villas in the low $400s up to single-family homes in the mid $800s. Brightmore, Wellen Park's only age-qualified (55+) neighborhood, starts in the low $400s. Everly, on the luxury end, includes custom homes up to $1.1 million.
Wellen Park Golf and Country Club and Boca Royale are currently the two neighborhoods offering 18-hole championship golf courses within the community.
What Is It Like Living in Wellen Park?
Downtown Wellen is the community's social and commercial center — an 80-acre activity lake surrounded by restaurants, retail, a stage and event lawn, a food truck park, and a splash pad for kids. Just next door is CoolToday Park, the spring training complex for the Atlanta Braves and their High-A affiliate, the Florida Fire Frogs, which also hosts concerts, festivals, and a public plaza used for farmers markets and community events year-round.
Residents have access to more than 30 miles of trails throughout the community, and students fall within the A-rated Sarasota County School District. Healthcare options are available both nearby and on-site, and amenities vary meaningfully by neighborhood — some offer resort-style pools and fitness centers, others lean into golf and country club living, and Brightmore is built specifically around a 55+ lifestyle.
Moving to Wellen Park
For anyone relocating, the practical picture is this: you're getting new construction, extensive amenities, and a genuinely walkable downtown, in exchange for being part of a community that's still actively under construction in places, with all the temporary noise, traffic, and change that comes with growth. Some buyers see that as a downside; others see it as getting in early on a community that's still shaping itself.
Wellen Park vs. North Port
Since so much of Wellen Park sits inside North Port's city limits, it's worth understanding what that actually means day to day. North Port as a whole is a larger, more established city with its own older neighborhoods, services, and price points outside the master-planned community. Wellen Park, by contrast, offers newer construction, HOA-managed amenities (fees vary by neighborhood, so confirm specifics with each builder), and a centralized downtown that older parts of North Port don't have. Neither is objectively "better" — it depends on whether you're prioritizing new construction and planned amenities versus more established, independently-priced housing stock.
A Note on Wellen Park's Municipal Boundary
Worth knowing if you're evaluating long-term tax exposure: there has been an ongoing legal dispute over Wellen Park's municipal boundaries. A group called West Villagers for Responsible Government, Inc. petitioned regarding the contraction of North Port's city limits, and in a decision dated November 19, 2025, Florida's Second District Court of Appeal held that the city's handling of that contraction petition was a legislative function, and that the circuit court lacked authority to review that decision through the procedure that had been used. This doesn't change current municipal boundaries or tax status — it's a procedural ruling, not a resolution of the underlying boundary question. Given this remains a live legal matter, we'd recommend anyone with real financial exposure here (or asking us about it directly) get current guidance rather than relying on this summary alone.
Who Is Wellen Park Best Suited For?
If you want new construction with resort-style amenities and don't mind an actively growing community, Wellen Park is hard to beat in this market. If walkable, established downtown character matters more to you than new construction, historic Venice or North Port's older neighborhoods might be a better fit. If golf is a priority, Boca Royale and Wellen Park Golf & Country Club are your two current options within the community itself.
