Heritage Landing Punta Gorda: Homes, Golf & Club Amenities in a Gated Community

Considering Heritage Landing in Punta Gorda? Here’s a local look at the community’s home types, the Gordon Lewis-designed golf course, club amenities, and the questions to ask about fees, flood zones, and insurance before you make an offer.

Heritage Landing is a gated golf and country club community in Punta Gorda, built by Lennar beginning in late 2018. It sits on the west side of Burnt Store Road, about five miles south of US 41 and close to Charlotte Harbor and Charlotte Harbor Preserve State Park. Punta Gorda Airport is roughly nine miles away.

Because it’s a newer community, it feels different from the canal neighborhoods and the historic downtown elsewhere in Punta Gorda. Homes are newer construction, the amenities are built around the club, and the community is guard-gated with 24-hour security.

Home Types

Heritage Landing offers several kinds of homes, so the community suits a range of budgets and lifestyles:

Single-family homes in Estate, Manor, and Executive models, roughly 1,850 to 3,025 square feet, with two to four bedrooms depending on the model.

Coach homes, which are multi-family buildings with attached garages, roughly 1,750 to 2,100 square feet with three bedrooms.

Veranda condominiums, roughly 1,350 to 1,650 square feet with two bedrooms and two baths.

Terrace condominiums, mid-rise buildings with elevators, roughly 1,120 to 1,300 square feet.

Square footage and layouts vary by model and builder phase, so check the specifics of any home you’re considering. New construction here is nearly sold out, which means most buyers are looking at resale homes.

Golf and Club Amenities

The centerpiece is an 18-hole course designed by Gordon B. Lewis. It includes a driving range, practice areas, and a pro shop. Beyond golf, the club offers a resort-style pool, tennis courts, a fitness center, and on-site dining. Details such as the number of courts and the exact mix of restaurants vary between sources, so confirm the current list with the club before relying on it.

What the HOA Covers

Local brokerage sources say landscape maintenance is included for every home, and that golf access is deeded to about half of the homes and covered by a quarterly HOA fee, with no separate membership. We haven’t verified the fee amounts or the access rules, and they can differ by home type. Ask for the current HOA and club documents before you commit.

Questions to Ask Before You Buy

What are the HOA dues, and what exactly do they cover?

Does this specific home include golf access, and is there a separate club fee?

What are the rules on rentals, pets, parking, and exterior changes?

Is the home in a flood zone, and what do insurance quotes look like?

What is the age and condition of the roof and major systems, for resale homes?

Are there any special assessments planned?

Flood Zones and Storms

Charlotte County has a history of major storms, including Hurricane Charley in 2004 and Hurricane Ian in 2022. Flood zone status and insurance costs vary by address, even within one community. Check the flood zone for any specific home early in your search, and get insurance quotes before you finalize an offer.

Is Heritage Landing the Right Fit?

It may suit buyers who want newer construction and club amenities in one place, and who prefer a gated community with grounds maintenance handled for them. If you want a canal home with a private dock, look at communities like Punta Gorda Isles or Burnt Store Isles. If you want a walkable historic downtown, the Historic District is a better match. Our Punta Gorda real estate guide compares them all.
